Stand Alone Villa 1072

Complete finishing works for the villa, starting from red brick stage, under the engineering supervision of Eng. Ehab Hakam.

Project Overview

Stand Alone Villa 1072 is a fully integrated residential finishing project executed from the red brick stage. The project was carried out under the engineering supervision of Eng. Ehab Hakam, with a complete scope of architectural modifications, plumbing, electrical works, plastering, air conditioning, painting, gypsum board, marble, porcelain, woodwork, furniture, outdoor works, swimming pool, smart systems, and other specialized finishing items.

1. Architectural Modifications

After completing the architectural modification drawings according to the client’s requirements, several demolition and construction works were carried out to adjust and add specific masonry elements.

• Brick Type: Machine-made cement bricks.
• Brick Size: 25 × 12 × 6 cm.

2. Plumbing Works

The plumbing works included the installation and finishing of:

• 4 bathrooms.
• 1 main kitchen.
• 1 kitchenette.
• 2 bars.
• Concealed air-conditioning drainage.
• Planter basins.
• Fountains.
• Swimming pool.
• Heating system.
• External plumbing works for the garden and roof.

All works were executed according to the shop drawings and in compliance with professional execution standards.

Plumbing Installation Materials

• Aquatherm supply pipes.
• Hamza drainage pipes.
• Grohe concealed cisterns.
• Grohe concealed shower mixers.
• Grohe jet sprays.

Plumbing Finishing Materials

• Duravit toilet units.
• Spanish porcelain basins imported to match the wall finishes.
• Grohe mixers.
• Grohe shower heads and hand showers.

3. Electrical Works

Electrical Installation Materials

• Swedish wires.
• Magic conduits and boxes by Mostafa Mahmoud.
• ABB electrical panels.

Electrical Finishing Materials

• Schneider switches.
• Lighting units including LED lights, chandeliers, spotlights, lighting tracks, and other lighting elements.
• Lighting units supplied by approved suppliers such as Asfour Crystal, Mahraz & Karima, and Safa Light.

4. Plastering Works

The internal walls of the villa were plastered using rough plaster finishing, including leveling, squaring, screeds, guide strips, opening and corner preparation, Flexibco, fiber mesh, and all necessary materials and steps required to complete the works according to professional standards and the instructions of the supervising engineer.

5. Air Conditioning Works

The air-conditioning works included the installation and preparation of South African copper pipes, 9 mm Armaflex insulation, first-grade plastic insulation, and flexible control cables for concealed hot and cold inverter air-conditioning units.

• Air Conditioning Type: Concealed hot and cold inverter units.
• Brands: Carrier and Midea.

Exhaust and Ventilation Fans

• 8-inch exhaust fan for the kitchen.
• 4-inch exhaust fans for the bathrooms.
• Sheet metal ducts for ventilation fans.
• Supply and installation of approved Kandil 275 sheet metal ducts with insulation.
• Supply and installation of air grilles.

6. Painting Works

The painting works included the supply and execution of interior wall and ceiling painting.

Painting Preparation

• Surface preparation.
• Sealer application using Sili Coat, Scib, or GLC.
• One sealer undercoat on plastic paint.
• One layer of plastic putty.

Final Painting Finish

• Supply and application of two finishing coats of Jotun Fenomastic Matt 7%.
• Application of acrylic paint for the villa façade using Jotun products.

7. Gypsum Board Works

The gypsum board works included the supply and installation of white Knauf gypsum board for the entire villa as flat ceilings, except for the bathrooms and kitchen.

• Green gypsum board for bathrooms.
• Red gypsum board for the kitchen.
• 0.4 mm metal profiles and protective angles.
• Gypsum board putty works.
• Supply and installation of curtain box woodwork.

8. Marble Works

• Onyx Ice Marble: Used for the staircase.
• Pietra Grey Marble: Used for reception flooring and selected wall cladding areas.
• Travertine and Trista Beige: Used in the garden area.

9. Ceramic, Porcelain, and HDF Flooring

• Roof: Imported Spanish matte porcelain, 60 × 120 cm.
• Bathrooms: Imported Spanish porcelain, 120 × 280 cm.
• Under HDF Flooring: 40 × 40 cm ceramic tiles for the rooms.
• Rooms: German HDF flooring.

10. Aluminum Works

The existing aluminum works on site were maintained and painted in the same color as the interior space, while the exterior side was painted according to the compound’s required color. PLC mesh screens were also installed.

11. Elevator Works

The works included the supply and installation of a panoramic hydraulic elevator, including the lifting unit, pumping machine, chassis, cladding panels, all elevator guide rails, and a 10 mm securit glass cabin.

12. Doors and Wall Cladding

• Main Villa Door: Made of Azizi wood with Jotun Woodshield paint.
• Interior Doors: Made of Moski wood with Fineldi polyurethane paint.
• Wall Cladding: Manufactured from 18 mm Spanish MDF, thermally pressed with grooved American oak veneer.
• Paint Finish: Duco paint according to the design.

13. Furniture Works

The furniture works were contracted with some of the largest furnishing companies in Egypt, including Maqam, Benzo, Cedar for Curtains, and Kabbani. All furniture items were executed according to the required measurements, the approved design, and professional workmanship standards.

15. Roof and Garden Pergolas

The works included the supply and installation of Azizi wood pergolas for two pergolas located on the roof and in the garden.

• Paint Finish: Oil-based paints.

17. Crittall and Acrylic Works

The Crittall and acrylic works included TV frames in the rooms, Crittall works for the external fence and the seaside staircase, acrylic works for the fence, and other related Crittall items.

18. Swimming Pool Works

The swimming pool works included excavation, plain concrete raft casting, reinforced raft works, tank body execution, masonry works, waterproofing, plastering, ceramic installation, marble works, and all mechanical and electrical works required to achieve the approved design.

19. Garden Concrete Works

The garden flooring and walkways were executed using reinforced concrete casting with 5 Ø10 bars per meter, after compaction works and level adjustment.

20. Specialized Works

• Solar energy system for water heater supply and electricity generation.
• Heating system for floor and bathroom heating.
• Complete smart system.
• Shutters executed by Euro Shutters.

21. Kitchens and Vanity Units

• Main Kitchen and Kitchenette: Matte Balsh material.
• Vanity Units: Gloss Max material.

22. Securit Glass and Mirrors

The securit glass and mirror works included shower cabin securit glass, planter basin securit glass, fence securit glass, sliding systems, folding systems, skylights, and Gresh mirrors for the bathrooms, in addition to other related glass and mirror works.
